Fee Structure Lettings and Management – Information for Tenants and Landlords
Fee Associated with Lettings
Fee of Intent - Two weeks rent
Monies placed against the property by an applicant for the landlord’s consideration of the offer. This payment maybe non-refundable should the applicant change their mind.
Property Deposit - Six weeks rent
A payment of six weeks rent for protection against the rented property
A payment held against a property should the landlord accept a pet on the tenancy. This could be an additional two weeks rent dependant on the landlord. The payment will be held alongside the property deposit in a registered scheme.
Deposit Registration Fee - £ 48.00
A payment made by tenant(s) for the duration of a tenancy, registered and held in an approved scheme until the end of the term.
Check In Fee - £ 100.00 to £ 250.00 variable dependant on the size of the premises
A payment made against the rented property prior to vacation, whereby a detail report listing the condition and items within the property are registered, offering protection to the tenants six week deposit and the landlord property. All reports are carried out by an Independent company not a member of staff.
Check Out Fee - £ 100.00 to £ 250.00
Payable by the landlord as described above but on exit of the premises.
Reference Charge - First tenant £ 120 Second tenant £ 60.00 Third tenant £ 60.00
This ensures the applicants rental potential checking work history, previous landlord’s credit history offered as a greater protection on rented properties.
Preparation Fee - £ 102
An amount payable to the agent for the preparation of the above to allow all paperwork to be in place for the tenancy.

Renewals fee £ 66.00
Returned payment fees £ 30.00
Change of tenancy details £ 30.00
Reference requests £ 30.00 per person
Ending your tenancy prematurely Balance of Letting fee, plus preparation fee £ 102.00
Card payments £ 10.00 plus card charges varies from 2.35% to 3.35% of the balance
Late rent fee £ 30.00 over 7 days £60.00
End of tenancy charges £ 102.00 to £ 300.00 dependant of the size of the property
Let Only Service – 8% plus vat of the rent achieved for the term of the tenancy
This is a service offered to property owners who want tenants found for their property, but choose to manage the property themselves. Includes collating references including bank, employer and landlord/character references. Alongside the preparation of the tenancy agreement.
Let and Management Service – 13% plus vat for the term of the tenancy
This is a service offered to property owners who want tenants found for their property, but choose to manage the property themselves. Includes collating references including bank, employer and landlord/character references. Alongside the preparation of the tenancy agreement. This will also include the management of the property throughout the duration of the tenancy includes property inspections. * Subject to a float for the term of the tenancy
Renewal of Tenancies
An arrangement fee for the processing of a tenancy, after the initial period has expired. 6 % plus Vat for the first year - 5 % plus Vat after 3 or more years. * Payment subject to the term of the tenancy.
