FEE STRUCTURE FOR LETTINGS AND MANAGEMENT 


FEES ASSOCIATED WITH LETTINGS

Fee of Intent - One weeks rent
Monies placed against the property by an applicant for the landlord’s consideration of the offer. This payment maybe non-refundable should the applicant change their mind.
 
Property Deposit - Five weeks rent
A payment of five weeks rent for protection against the rented property.
 


FEES ASSOCIATED DURING YOUR TENANCY

Early termination of tenancy, when requested by tenant  - £ 250
Contract negotiation, amending terms and updating your tenancy agreement during your tenancy.

Late rent fee -  Interest of 3% above the Bank of England base rate on balance due each day

Key Replacement Fee - Price on Enquiry
Where a tenant requires a replacement key or security device for their property


LANDLORD FEES

Let Only Service – 8% plus vat of the rent achieved for the term of the tenancy
This includes collating references, including bank, employer and character referencing, including preparation of the tenancy agreement. 
 
Let and Management Service – 13% plus vat for the term of the tenancy
This is a service offered to property owners who want tenants found for their property. This includes all as listed in the let only service and collecting and remitting the monthly rent received, pursing non-payment of rent and provide advice on rent arrears actions, deduction commission and other works, advising all relevant utility providers of change, undertake inspection visits and notify landlord of outcome, arrange routine repairs and instruct approved contractors, hold keys throughout the tenancy term and make any HMRC deduction and provide tenant with the NRL8 (if relevant).
 
Renewal of Tenancies  6% plus vat for the second year. 5% plus vat for the third year or more.
This is for the renewing of a tenancy after the initial period has expired.
